Single family house vs multifamily

I am a new real estate investor in Tampa florida, I have completed my first BRRR deal and got 80k in a heloc. I am looking for my next deal and I like to know if I should go choose the route of SFH vs Multifamily?

I love the fact that you can scale quickly from Multifamily but it seems more risky. Any help would be greatly appreciated!

Over many years I found SFR attract a more stable 'clientele' whereas those in MF's act more like 'inmates', that may exhibit classic passive aggressive, agnostic behavior patterns between each other. They argue over parking, trash, laundry, smoking etc etc.

Although a better (???) cashflow a 'self managed' MF will try your level of patience, test your immunity to stress, demand you significantly improve your handyman skills, as well as your tolerance for the inane & ridiculous. BUT it's a blast & I made each of my kids own & mange one.
