We do so through many methods but some examples are being a licensed brokerage, hiring people with education and experience, streamlining our processes and procedures, staying consistent with property output, practicing respect and integrity with clients, staying on top of the changing r/e laws, and probably most important- we stay on top of current market data in order to have an educated and in depth understanding of our market.

Love to learn this stuff and don't want to fall into those similar pitfalls- I'm also really practical so if I saw these numbers in advance (regardless of playing market appreciation I dont know if I would have done the same deal).

So, in order to wholesale the property, unless you plan to do a simultaneous closing, which is where a lot of the issues can develop, unless you actually have the funds &/or mortgage approved to close yourself, you can simply write the contract as an assignable contract.
