I’m renting 1 room out for $950/month, condo is currently cash flow negative by ~$400/month but I don’t mind because a stipulation to my loan (VA Loan) was that I needed to live in it for one year, I’m currently paying $1650 to cover the rest but a 1 bedroom rental in this zip would be upwards of $1,800 + utilities) Currently working 3 jobs and running a small online business to save as much as possible to make my next move.

You can buy them online, then wet mop.

Where I see the most success in a 1031 is where a seller holds a VERY liquid asset where he/she can control the timing of the sale.  

I'd love any advice or ideas as to how I can optimize my success. 

Are you simply looking to become licensed agent b/c you can take the course for about $189 online. 

(unless there is a cheap option to connect to city)It would cost you at least $15k to get a new MH online. 

Our MLS syndicates with about every online site--sometimes I'll list a property, and within 10 seconds of the final 'enter' button hit, I'll get an email from Zillow.Social media, IMO is more for self-promotion rather than promoting a specific listing.Lastly, if the property is priced right, you won't have to worry about marketing it for long.

We will be in the area September 7-12th for our "house hunting trip"... most of our research so far has been done online via Redfin, Zillow, Craigslist, and we've been given access to MLS alerts through a couple people we've met networking.

Ask a few questions about local stuff as to it's too much info online that's not accurate or it is and I don't know it.
