My business is flipping like crazy........you have to put your head down and root out good deals....They don't always fall in your lap.....If your standing in a crowd of investors with money in their hands, you are probably wasting time.....Just my opinion....There are a lot of people out there that will pay way too much for things, either because their situation is different, or they are not that good at what they do??

I own a 4 bedroom home in a college town that I am looking to rent next year for the 2016 fall semester, so I have some time here.The town has an ordinance stating that every tenant age 17+ needs to have a parking spot on the property.

One caveat, I suppose, could be where the deal falls through over some encroachment issue after the inspection period lapses where the title is clear but the buyer backs out for no reason.

As for the 1.20 DCR, we typically add covenants to all loans mentioning that everyone must submit financials to the bank yearly which will be analyzed, that way if a borrower falls below 1.20 DCR we hold the right to call the loan if we feel it is necessary.
