I am going to schedule a structural engineer to assess the issues however I am curious if anyone has dealt with an issue like this or should I walk away.

If you are not looking at laminate (which has gotten a lot better) then look into engineered stone.

Permitting civil engineering, architectural, everything taken care of.

This is the engine that will keep your business running.

The algorithm can only pull what it can find and it isn't perfect.

I paid to have my architect draw up basic plans and my civil engineer do a preliminary stormwater drainage plan for the new site plan and got bids for the commercial and townhomes.

They need to be competent in finding deals, underwriting deals, running comps, raising money, hiring contractors, managing contractors, and they should have a general understanding of design, architecture, engineering, and the permitting process.

Get an estimate for a no-cost engineering-based method study so that you and your CPA can decide how to best proceed given your specific tax situation.
