I don't think anybody truly understands how the scoring works and depending on the company, you can see a difference of 100 points between the three scoring agencies (personal experience).  

I will be speaking to a local real estate attorney about this but I wanted to see if BP had any experience with this.If I write up a work contract to hire this person and pay them a percentage of the deal once we close it, is that asking for trouble?

I don't need more people telling me how to manage/maintain my homes.It does state that you have to provide a contact person, and it can be the tenant, even though the tenant gets a copy also.  

If you have a mortgage broker, that person may have some recommendations as my broker did.

In recent months I've personally watched houses sell during the bidding process for close to ARV!!

This makes it really hard for a person to a day job to compete against these full time investors.In the meantime, will be looking outside the metroplex for better returns and less gimmick.

Receiving rent payment is your only issue, stay out of his personal life.This is one of the reasons I never rent to anyone that is self employed.

Another note I thought I might add from personal experience...since you seem worried about EMD and having time to find buyers (like I was at first)...
