I’ve been very back and forth with financing as well as it’s related to the BRRRR method and stuck whether I should be focusing on a hard money lender, which I know can be expensive depending on interest rates and possibly points, or stick with a conventional loan.

I own a rental property (not in the US) and I've been wanting to invest long distance in the states for some time now, using the BRRRR method in order to start with a relatively small amount of cash and build my portfolio from there.

I've wracking my brain trying to figure out a method of entry into real estate investment even though I can't afford it.

I am VERY interested in learning more about the various methods for finding off market deals. 

This is a standard method of construction for the time of construction.An inspection of the north foundation wall from the crawl area revealed large, fairly horizontal cracking/distress along the length of the wall and vertical cracking in the NW and NE corners.

A Rich Dad, Poor Dad book later my asset hunt began and I quickly found Brandon and BP (and eventually the BRRRR method!).

Earn I recommend using a combination of all three methods.

Any wall covering that is attached to the wall where water came in, IS going to be wet behind it (including insulation, if any), and the only proper method of drying it is by removing some/all of the affected area, or using a dehumidifier with tubes inserted between the foundation and the wall covering and high volume fans to quickly (it often actually takes several days to get all of the moisture out) and completely dry all of the materials.

I’m going to try the stack method and do a fourplex next year.
