I've realized that when I am with friends I tend to talk about real estate related topics so often that I need to find more like-minded people (to ensure I keep all of my friends haha). 

Don’t trust any automated screening without verifying the data put on the application is correct. 

Once you ensure you can secure a property via a hard money lender (you will most likely have to bring 10-20% of the cost + rehab), you can start your deal hunt.

I cross check that against what my realtor and other local folks I have relationships with tell me about where the neighborhood is trending, as well as rent-o-meter and searching for high-level rental data/trends.

Also, I would recommend periodic (3-6 months) walkthru of the property to validate safety and ensure tenant is following the rules.

I would agree that general networking and education help lead you to a market,  but it gets overwhelming in where you turn to collect data from there. 

Interview the agents and get some market data to help you narrow down which market or markets make sense for you.
