A: I only see one step mentioned here but you can go either way.

A) I don't need anybody's money.

Here in Houston the economy has been on fire for several years, driven by the energy industry and, to a lesser extent, medical.

I had driven that road several times over the previous year without giving the area much thought.

And in an addition to my earlier post - I put that LVT could last as long as 15 years - that was a very conservative estimate as some of them have a 10+ commercial warranty and can have a forklift driven over them. 

Duplex A is actually slightly larger than duplex B.

The offers that they were making at the time were not very good for the landlord financially, but some people agreed either (1) out of ignorance or (2) out of necessity.This segment of the business has changed in the last 10 years, and now there is a lot of institutional money chasing these deals which has driven offers up substantially. 

I've never paid to advertise.I consistently use Kijiji and its very effective in Hamilton, ON,I've also had good success with lawn and window signs.Keep it up...sometimes you need to be patient.Oh and I feel for you regarding cancellation/no-shows...Ive driven an 1.5hrs through traffic to show a place and the people didn't show....man can be frustrating....but once you have some solid tenants in place, more than makes up for it!

@Barry Cooper though I do not have specifics for the Port Market I have driven through it on numerous  occasions.

However, when party A signs and is waiting for a signature from B, party A is effectively on the hook since they have no control.Jon
