And in an addition to my earlier post - I put that LVT could last as long as 15 years - that was a very conservative estimate as some of them have a 10+ commercial warranty and can have a forklift driven over them.

The offers that they were making at the time were not very good for the landlord financially, but some people agreed either (1) out of ignorance or (2) out of necessity.This segment of the business has changed in the last 10 years, and now there is a lot of institutional money chasing these deals which has driven offers up substantially.

I've never paid to advertise.I consistently use Kijiji and its very effective in Hamilton, ON,I've also had good success with lawn and window signs.Keep it up...sometimes you need to be patient.Oh and I feel for you regarding cancellation/no-shows...Ive driven an 1.5hrs through traffic to show a place and the people didn't show....man can be frustrating....but once you have some solid tenants in place, more than makes up for it!
