Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.

I have a tenant in place section 8 and I would like to know which payment app or website is best for tenants.    

I use dealcheck app which is pretty good and user friendly.

They have amazing apps available, but they cost a pretty penny.

You shouldn't lie on a mortgage app, that's mortgage fraud.

Also, the NextDoor app seems to do quite well for getting the word out and frankly can cut down on some of the scams + tire-kickers you'll find on Craigslist.

Has anyine here used the built-in Zillow features for the tenant to submit app, background check, and screening?

He also gives a ton of supplemental materials.However my process goes like this; post ad on facebook marketplace, zillow, apartments.com, etc; screen tenants with questions based off my rental criteria, determine if they will likely pass and set up showings, have them complete app and background checks in apartments.com, and choose the best candidate based on my criteria.
