This is really rare though, vast majority of unpermitted additions go unnoticed and i would say a 3rd of the single families I sell have some sort of garage conversion or something unpermitted.

To be clear, it was well within our rights under the rules to file for homeowners exemptions during this time period as the tenants had a leasehold interest in the property and the vast majority of tenants had options to purchase as well.

You are correct that I don't think a vast majority of syndication investors will use something like this - but if you are in more than 5-10 deals, it can certainly simplify things.
