Is that really the only list that is publicly available or was the representative wrong?  

Nothing wrong with an unlicensed person doing it, but a licensed individual cant do that. 

Nothing wrong with renting a room out or two.

perhaps i was wrong on this as i realize that how it was serviced is just as important as the place itself... looks like the listing will transfer with new ownership and start anew ...

Hi I am new to flipping and bookkeeping both so please bear with me, if I am not wrong I will be putting the cost of a wire transfer fee into cost of goods sold for a specific property, or would they go into my business expenses?

Outside of that, nothing wrong with looking for deals.
