@George Lods yes, I think it has a bad rep but it is starting to change as they are building new businesses, shops, restaurants because LA is so expensive so a lot of people are moving here and other surrounding cities.

I've noticed on other items that Home Depot usually has the best price and maybe I should not waste time shopping.   

You may want to shop around for a partner that has done similar deals.

Shop around, speak to local banks, and watch the Prime rate to see what premium the banks are charging. 

If you have Time you can shop for a term and rate that your comfortable with. 

I'm starting to see professional managers around the country get scammed by people setting up a showing, entering the home, changing the locks, and setting up shop.

Shop around, you can get a non warrantable condo mortgage so you don't have to close with all cash still.

We have a great parks and recreation district, a historic downtown, great restaurants, shopping, our fire department is professional and very well equipped, our Sheriff's department is extremely well trained and staffed, we have hardly any crime.
