The Rentalyzer  allows you to plug-in any address of any property in the world, and it will show you what the gross rents for that property should be over a year, and includes the occupancy, seasonality, average daily rate, etc. 

My thoughts would be to do this prior to mailing to double check address and obtain phone/email information.Are you getting phone numbers and emails for everyone on your list and cold calling each of them?

@Robert FreemanYou need the “purchase and sale agreement” for the seller, which must have “And/or assigns” on the buyer’s name line.Further, this contract should include: - Address and legal description of the property- Seller’s name- Buyer’s name- And/or assigns” on the buyer’s name line, if you’ll be assigning the property (I’ll talk about this later)- Price- Closing date- The day’s date- Earnest money amount - Contingencies These points come from @Brandon Turner 's book: "The Book on Real estate Investing with No Money Down."

Is there any issue using the same address of my Registered Agent as my LLC business address?

(correct me if I'm wrong with any of these numbers)There are several challenges with this deal & property as well as a few unknown variables which I will address. 

Instead most list providers determine that based on the difference between the situs (property) address and the mailing address (where the tax bill is sent).

In order to do this, I need to get all of the properties' owners names/mailing addresses in order to skip trace them.
