Property Lead Generation: Tips and Tricks
Hey BP!
I am currently looking to develop a system for off-market property lead generation using direct mail. I want to create a pipeline of deals so I can grow my business. At this time, I am looking for residential single family and small multifamily (2-4 units) to BRRRR in the Indianapolis area. I am curious to know the systems other experienced investors use and any tips or tricks that make a direct mail campaign successful. Any detailed processes/examples for utilizing ListSource would also be greatly appreciated.

Definitely do DMM.
But ONLY after you have a very credible website set up.
Personal hand written letters do not work, as well as other better ways of DMM. I recon you will find a ton of investors that swear by this method but you have to know one thing about the internet. People see what they WANT to see. If someone wants to believe that a hand written letter is gods gift to men they will see it.
I have done tests.
A professional letter will outperform a professional letter any day.
The point of a personal letter is to come across as not a mass mailed spammy letter. There are plenty of ways you can still come across as personal, yet credible with a typed letter on letterhead, where you address the person by name and put a signature on the bottom (actual ink or printed).
Then let me tell you about DMM without a website.
I rank 1 on google.. in fact I rank #1, #2, #3 , #5 on google.
My point is.. I dominate the first page of Google.
If I were your competitor, and you would send DMM in my market and you do not have a website...
Do you think it is far fetched when granny Hilda, receives a weird letter about some stranger wanting to buy her house? Let's ignore the fact her feeling intruded and personally invaded with a rude note to buy her house without her ever indicating she wants to sell. Yup lets just ignore that fact.
You think it is normal for anyone to buy a WHOLE house in cash? Without ever seeing the inside no less? No, not to her. So what do you think will happen. She will Google it. And guess who she will find ?
And you... nowhere to be found.
Who do you think Granny Hilda will contact... moi!
YES do SEO, GET a website, Work on your SEO.
No you do not have to pay me or anyone to do this. I did it on my own, and anyone can.
Just do it the right way or you will be giving all (well.. maybe not all, but definitely a lot) your leads away!
Do DMM, but use DMM to drive traffic to your website. A good converting website will far outperform converting leads a DMM ever can!
