But while we are investing in real estate, and trying to get the education needed to even get better for sake of improving our lives for the better, there is always that person or company that comes along with latest gizmos and gadgets that claims they can help us improve in your real estate investing business. to help us become more efficient and do more deals only to find that at the end you have wasted your money. believe me tried a some of them, and it really gets to me when they don't deliver on there promises. and i know some people on these forums are always looking for software or programs to help them improve in their real estate business. well i am too!

The best training on this is the CCIM program and they already have a very intense muti-page spreadsheet with that will compare different IRR based on differing scenarios.

If you do not have photo shop you can use some open source programs like Paint.net or Gimp.
