I am with KW, Keller Williams and could not be happier with their training program(s) and their educational classes which occur almost every day of the week, mostly all for free!

You can either become a hard money lender yourself, which requires starting a company, website creation, legal assistance, program creation all to find yourself marketing a product that you have possibly little experience in, and potentially losing money for awhile . . .

Clayton has a program where they will finance new homes at little to no cost to the park owner.

Going even further I discovered the state I now live in (SD) offers a 3% gift towards a down payment if you get an FHA through their program (SDHDA).  

My last job was as a program manager for the San Francisco Housing Authority, so I'll try to inject myself into any Section 8 related questions you may have.

But while we are investing in real estate, and trying to get the education needed to even get better for sake of improving our lives for the better, there is always that person or company that comes along with latest gizmos and gadgets that claims they can help us improve in your real estate investing business. to help us become more efficient and do more deals only to find that at the end you have wasted your money. believe me tried a some of them, and it really gets to me when they don't deliver on there promises. and i know some people on these forums are always looking for software or programs to help them improve in their real estate business. well i am too!

@Dawn Anastasi @Dell Schlabach Have any of you tried using any programs like Neat Receipts?

The best training on this is the CCIM program and they already have a very intense muti-page spreadsheet with that will compare different IRR based on differing scenarios.

If you do not have photo shop you can use some open source programs like Paint.net or Gimp.
