The ARV is pretty accurate....I haven't gone to see the property yet, just trying to decide if it has the potential to be worth it...Thank you John, happy to hear any other insight you can think of after these responses.

Ive have horrible experiences (bank took months between updates even though we have a law that says they have to respond within 30 days, because if you demand a response, guess what it will be.) it took 10 months to get a final agreed upon price.

A trustees fiduciary responsibility is a very serious thing and if they don't live up to it they can be in huge trouble, or the trustee IS living up to it... quite hard to know without a copy of the trust and verifying the property is therein.If there is still a probate going for this same deceadents estate... after 10 years that would be quite extraordinary, I had one that will last even longer but it has exceedingly rare and complicated circumstances. 

They have been particularly aggressive buyers in places like Atlanta, Phoenix, and other metro areas with good schools and faster-growing economies.Cash to acquire and renovate homes has become so abundant lately that some rental investors can’t spend it fast enough.

It will get you a pretty good response rate.

I have been using the money I made those first 2 years to start other businesses and now to continue to flip and rent.Because of real estate, I get to be at home and watch my two young kids grow up without having to be sent off to day care and get to travel with my wife and family.
