I still need to decide on the shower stall (if anyone has had luck with any certain kinds I am all ears) other wise everything has been decided just some things still need to be paid for.Had to increase my electrical costs as we needed to add 2 circuits to the kitchen to bring it up to code with adding the dishwasher and bringing it into the 21st century.Gutted kitchen with its new windowThis will be the layout of the cabinets once installedhttps://drive.google.com/file/d/0Bw4tlga09RSJek1DQ...I had a meeting with an arborist on Friday for the massive pine tree in the back yard, unfortunately this tree will need to be removed as it is infected with bore beetles and posses not only a threat to my house but the house next door as well so it will be getting removed this next week weather permitting.

And the property is section 8 so guaranteed money and it's well up to code. 3) I don't have an ARV but it's in good condition the owner recently repaired the entire home after an inspection. 4)^^^^ Also I am going to visit the property with an agent tomorrow so then I'll be able to say if any other repairs are needed. 5) The agent told me 50% down and about 5% or 6% interest but I even ran it at 10% and it's still above 100 in cash flow.

He can put as many people in that unit as is lawfully allowed by local code.
