You will have a lot of interest and applications but they won't easily qualify.If you want to exist, the best solution is to find an investor that will accept seller financing.

There is no perfect solution because AI can't be programmed to do it - people are involved and people need to be CONSTANTLY trained, motivated and monitored!

Often times you have to realize unless someone has made the DECISION to sell and find a solution, there's nothing you can do.

So, you have to know what those parameters and solutions are in advance.

Whether it be Taxes or property repairs, maintenance, capex, reserves are crucial to ensure your property stays afloat. 

I just hire people who know what they're doing.

A do-it-yourself program that is landlord friendly to a beginner landlord.

I'm just a few hours south of you in Celina, TX. 1 - Decided whether you want to try and be an operator or just a landlord to an operator (much different risk profile). 2 - See how others are doing it/find who's doing it in the market you want to be in and serve them/know them3 - The need is never ending, position yourself for at least some scale but prepare for it to take a while as not every house and neighborhood will work. 4 - Have a great attorney who knows the space IN YOUR MARKET to protect you.
