Hi Arun, dealing with security deposits can be tricky!

Any guidance or just scheduled phone calls to give me the basic rundown of how to secure my first tax lien in the state of North carolina.

My company purchases non performing loans from banks secured by commercial real estate with high equity.

My biggest challenge from my previous attempts was finding reliable contractors who actually show up and finish.For those of you successfully doing volume rehabs in WNY, what is your single best piece of advice for securing a reliable general contractor or a strong network of subs (plumbing, electrical, HVAC)?

Some people like to have a separate bank account for holding security deposits.  

If a prospective tenant can't come up with security, first, and usually last months rent they're not getting the keys to my property. 

@Felicia Richardson - Do you keep the security deposit funds in the same account at which you also receive rental payments?
