As a wholesaler myself for 3 years, the market usually speaks pretty loudly.

Most wholesalers I deal with are WAY off when giving me rehab estimates and market rent.

Also do not provide comps to try and jack up the ARV or undershoot cost to rehab Far too often do I see a ARVs on comps that are not true comps to try and inflate the value and have the wholesaler try and squeeze every penny out of the deal.
