hi guyscan you figure out why this property is so cheap and nobody's buying it?

Yuppies are moving out of NYC and Hoboken to Jersey City and Newark.

My fiance and I are under contract for a 2 family + garden unit home in jersey city.

I am looking for areas within Northern/Central Jersey that are Air BnB friendly and that has a draw for a nightly stays.

Does anyone have any recommendations for GC's in central jersey?
