The only exception I make for puppies is if it is an actual service animal providing a specific service (such as diabetes dogs, or guide dogs) that will be going through specialized training.

Early last year, one of our borrowers, an extremely experienced rehabber who had recently been diagnosed with diabetes, informed us that he’d been in and out of the hospital so frequently that he wouldn’t be able to complete the flip we had loaned on as first position lenders.We were aware that he had borrowed an additional $110k from a second-position lender.

I filed for an eviction on him because 1. he was local, 2. it's cheap to do in my county, 3. since the notice was going to the last known address (my rental) he wouldn't respond to it anyway and I'd get the judgment without going in front of a court and 4. the judgment would remain on his credit history for the next 7 years.Ironically about a year later this guy shows up in the hospital with newly diagnosed diabetes
