    ...Or find yourself an experienced, investor friendly Realtor. 

    No offense, but if you have to ask this question, you'll be much better off hiring a local pro to guide you.

    Hey Amanuel, 

    For wholesale deals, you’ll usually have two: a purchase agreement with the seller and an assignment contract with the end buyer.

    I’d recommend running your docs by a local attorney or someone experienced in your area, just to make sure you’re covered and compare those.

    Happy to answer any quick questions on what to watch for — I’ve seen a few but what I have seen may be different to your area.

    That's like saying, "I have self diagnosed diabetes, please send me medicine".

    I was taught never to put anything into my mouth until I understood what it was, then not to do so if it would hurt me. Perhaps you never got the same teaching, well, now you have. Ask an attorney for a contract, not random people on a website.

    A lawsuit will cost you $25,000 in legal fees and a year and a half of your life. Is that worth doing it the right way for you, or do you think you are smarter than the lawyers?
