One thing that is discussed today may not be a problem but six months from now facts and conversations can get twisted and having the receipts will always play to your favor.It could be something as simple as a lawsuit that arose from some belongings that were accidentally discarded but you did discard them after the correct # of days that your lease says to wait but you didn't make a note with the date that they were discarded or take pictures, so now what will you do?

Ask them to provide comps but be specific for what you want and ask for more than you need this way you can discard any that aren't suitable.

However, you cannot immediately dispose of their belongings.Best practice is to 1) Document that the tenant has vacated with photos, dates, lack of communication. 2) Provide written notice to the tenant’s last known address stating the property was abandoned and giving a deadline to claim their belongings. 3) You may box and store the items and clean/secure the unit but do not discard or sell items until the statutory notice period has passed.If you want to re-rent quickly and avoid liability, many landlords store the items and charge reasonable storage costs.
