They help build out processes for you that require you to complete a task prior to moving to the next task.

I’ve been tasked with sourcing off-market mobile home communities (100+ pads) in specific markets and MSAs, and I’m trying to be intentional about how I go about it rather than just blasting lists.I understand the obvious channels (brokers, LoopNet, etc.), but the focus here is true off-market: owners who may be tired, under-managed, partnership fatigue, estate situations, or simply open to a conversation.For those of you who’ve successfully sourced larger MHCs off-market:What channels actually produced deals for you?

Most of the slowdown isn't big projects, it's small repetitive tasks that stack up. 

Updates included interior finishes, kitchen and bathroom improvements, flooring, paint, and exterior enhancements.

With that, we're looking for homes that only need small cosmetic lifts right now, but may allow for some ADU opportunity or other enhancements further down the line .We currently have about $50k ready to deploy for a downpayment for our first investment, and we will be contacting different lenders to see what our purchasing power is and what different debt products may be offered.

Maybe the OP should think about just originating his own 1st position note thats not a tough task at all.
