Quick Background: 20+ years ago I inherited a commercial property in Greece.

If you have no money, no savings, no history of doing this, I would tell you the odds are better to hit powerball - and your focus should be on working your tail off at one or multiple jobs to save the money so you have the money for the downpayment. 

Greece: hard but possible if you can qualify.

Sudan, Japan, Singapore, Greece.....

Unless I hit PowerBall. 

The key is choosing a team that understands smaller residential portfolios and can support you if the IRS ever asks questions later.Best of luck with the studies — and seriously cool that you’re investing in Greece, I just visited there this summer and loved it.

I would go to Greece to get my golden visa (although I don't need one, as I am also a Greek citizen).

There is no residency requirement to get a golden visa in Greece but, if you want the EU citizenship, which is what everybody wants, you'll have to live for 7 years in Greece and very few people want that.

In any case, my new business partner specializes in matching investors with developers internationally (Greece, UK,Egypt then UAE, Cyprus, Indonesia, Georgia then  Portugal, Oman, Spain, Montenegro, Qatar and, Thailand Saudi Arabia).
