From what I've observed, attempting to pursue multiple strategies simultaneously tends to slow things down.

@MM Santala don't know the Burton market, but a few observations & thoughts:4th unit above the garage:- My have an issue getting it recognized for financing.

But that's how it is for all of us: other people's success looks easy and in a straight line to an observer, because they don't see all the dead end roads, failures and detours it took, you only see the result.

As an assessor, I was taught to assess what I see when I was out in the field and put a use code based on the "use" I observed, not necessarily the legally permissible use, etc.

Sale Price ImpactStaged Homes Fetch Higher Prices:NAR’s 2023 Profile of Home Staging reported that 20% of buyers’ agents and 20% of sellers’ agents noted a 1% to 5% increase in the dollar value offered for staged homes compared to similar non-staged homes. 14% of agents reported a 6% to 10% increase, 6% saw an 11% to 15% increase, and 3% observed a 16% to 20% increase.

It's not a bad idea to exit, observe and see if you can find another deal that makes sense on long term rents or perhaps a multi family purchase that offers more stability and growth. 

While some investors may be quick to jump on board, others take time to observe and assess the investment opportunity.
