I bought a single-family house with a newer handicap tub installed in the master bathroom.

Here are the details:-Owner-occupied home that the seller intends to buy back after 2-3 years of renting it to an investor (he is handicapped, and his house is built out for him with all the handicap accessible features)-Current mortgage balance of ~ $164,000 and his monthly payment is $1,280-The seller has a balloon payment due on private money in the amount of $117,000 - this is the cash needed in the transaction.

Its kind of like in Golf where you have some golfers fudge their scores to have lower handicaps than they really do. 

Secondly, if the tenant is handicapped is any part of his rent coming from government agency, perhaps Section 8? 

This might include smoke detectors, carbon monoxide detectors, proper egress windows, and handicap accessibility. 

I recently used Dan to get a handicapped squatter out.

I dont think Don or Chris particularly are hurt with this as they have long standing and loyal client bases and it wont affect me personally either but it sure does handicap others wanting to get started who may not have the long successful track record .

Now add the handicap of trying to do your REI business via "free" advice..... yikes.
