It’s an older home, so in my underwriting I factored in:10% for CapEx10% for maintenance/repairs5% vacancyTaxes and insuranceA $20k rehab budgetEven with those numbers built in, the duplex still projects about $400/month in cash flow.Current condition / planned updates:Outside: gutters need work, screened-in concrete patio has a large crack, and there are some shingle repairs needed.Upstairs unit: old carpets + laminate that’s separating (needs new flooring), no thermostat for temperature control, painting planned, and I’m hunting for a used bathroom vanity on Facebook Marketplace.Questions for the group:Interior priorities – Beyond flooring, painting, and vanity replacement, what would you focus on to make the upstairs more attractive to renters without overspending?

The heat would rise and shut off the upstairs thermostat, causing the upstairs bedrooms to get cold.The downstairs unit was a small one-bedroom, and the fireplace would heat the living room to the point where it was concerning from a temperature and CO2 perspective.

So for example, if you said, please smoke outside unless it is really cold, then you could quite easily notice that the temperature threshold which constitutes "really cold" could start drifting upward over time.

On your phone get an app or buy a temperature gauge, check your house and seal as necessary, lower the temp in the winter, use a space heater for your main living space,   This should get you about $10,000 to $15,000 per year more in savings.b.
