Simple courtesy would be used for the kitchen with maybe a chalkboard to notify the rest of the house if you need the kitchen in its entirety for a couple of hours. the bathroom situation you will have to figure out once you have your renters as everyone is going to be different and cant just hold it until their time.

I've painted some on my own with an oil-based enamel that looks good, and some people like the look of those flat, matte, chalk-board like paints (not for me, though).

A chalk board that people can sign for no reason would also be cool..obviously these are just bandaids.. but unless you want to remodel, drop prices etc, its not a bad alternative.

@Perry IvyWe have a few converted older properties (Second Empire / Victorian) in which panels were placed in kitchens, hallways and living rooms at the time the building was converted (or when the electrical was updated).One of the things we do in these cases is install a chalkboard/whiteboard/corkboard over them - a plywood box 1 - 2" deep with a piano hinged door (which is the chalkboard/whiteboard/corkboard).You can purchase both magnetic primer and chalkboard or whiteboard paint ... a little pricy, but a little goes a long way.
