Hey BP fam,
I see a lot of new investors rush to fill a unit just to stop the "bleeding" of a vacancy. Big mistake. A vacancy costs you a month of rent; a bad tenant costs you thousands in legal fees and damages.

They'll also typically be cheaper than a "general" attorney that will in all likelihood charge you a lot more for their time to look up landlord-tenant laws to assist you.

There's cheaper builds but people don't do them much because the margins get thinner in neighborhoods like that.

I have never heard this discussed on the BP podcast.I also reached out to their team to learn more and they are charging approximately $5,000 initially and $400 a month after that to be a part of their mastermind program.
