Hand your tenants a physical binder with all of the information you have compiled for their review.5.

Also consider using data tools such as ListSource and PropStream to compile and verify investor contact lists.

Second, “just establishing a basic LLC structure” only tells the part of the story that you aren’t concerned about.Any time people get together to compile their resources in this context there is a partnership.  

Is compiling your Deal Packages mostly a manual process with each one and you just tailor it, or do you have a way to streamline and make it relatively quick and efficient to put one together?

I have owned them for 12 yrs.At this time I am compiling some better comps, looking for some cap rate comparable and going to present them to her, along with my other appraisals from last year.
