I have an inspection schedule, communication plan with tenants, a detailed checklist and a process for a trusted handyman to complete; the results are sent and reviewed with me and from there we compile a scope of work for each area.

Hey Golan, welcome to BiggerPockets and great question — when preparing for an appraisal you want to make sure the appraiser sees the full value you’ve created, so start by compiling a list of all the improvements you’ve made (even “light” ones matter), have before/after photos, receipts, and scope of work ready, point out any upgraded systems or finishes, make sure rents are documented at market level with signed leases, and try to have the place looking as clean and maintained as possible the day of the inspection so there’s no question about condition.

Sounds like there's a definitive process and protocol to follow and I'm sure it's not something easy to compile without first sourcing the knowledge from elsewhere.
