Our real estate agent who helped buy this house thinks that if we do some minor cosmetic updates and charge just under market rate, it will rent to a family who is relocating to the area and househunting, or even someone who is doing a long remodel, who doesn’t care about a super new house and just wants the desirable/convenient neighborhood with good schools.

At around $7,500 per month, many could qualify to buy, so the value has to clearly be convenience, low maintenance, accessibility, and lifestyle, not just renting.I do see demand for this, but it’s niche and very market specific.

thanks  , looking into 2 or 3  single family homes ...3-1  ...great price  , but rents are about 700 /month   , according to realtor  , better side of town and i also have a friend that lives 15m  away  , i am gonna gamble and try and close on 2 homes  , thanks again for insight

If the operator/landlord choose to run your own instead, the operator/landlord would be responsible for the screening fee, not the applicant.That’s usually worth it, because background reports change constantly.A report pulled even a couple of weeks ago can be outdated or reflect information that has since changed.Bottom line:Portable reports are convenient, but convenience and confidence are not the same thing.
