Work done without prior approval

Hi all,

I have a 4 unit/ 4,000 square foot commercial building with one tenant taking three spots as a convenience store. He's been there 5+ years and overall is solid. He recently mentioned that he remodeled (removed a bathroom and replaced with a walk in cooler). This was without my knowledge. He's done previous work with my approval since he had to combine three separate units into one.

The lease doesn't allow for work without prior approval. As it stands, he's in good standing and I'm sure will renew his lease, so I don't feel the need to punish him in any way.

Other than laying down the law of what he's allowed to do per the lease and "requiring" (for what that's worth) to put it back when he leaves, is there anything I should keep in mind?

Just thank him and ask/remind him to give you a heads up next time. If he has previously done modifications with approval, he might have assumed (wrongly) that future modifications would be fine. Does your lease say anything about modifications? If it doesn't, make sure it does for the renewals.
