Why do you care which type of income is offset - W2 or crypto/mutual funds gains?

I’m exploring a strategy and wanted to see if anyone in this community has real-world experience with it.Here’s the model:I hold a substantial amount of crypto (BTC/ETH/USDT, etc.)  

You can purchase real estate with crypto now and I hear coinbase can be used for escrow in some transactions.

Investing in Crypto anyone??  

I know people are making money this way but dealing with 4-6 tenants in one property with the time involved, refereeing and legal implications make it a non-start for me actually on either side of the coin.

That's like talking to a real estate agent about buying stocks or crypto: wrong person.If you use a financial advisor to manage a portfolio, they will take a cut and in most cases, that will bring your total performance down to below the S&P500.

I’ve followed BiggerPockets for years and finally decided to start buying after a lot of studying.I had a strong year in crypto and wanted to use real estate to offset those gains while building long-term wealth.

Purchased my first duplex style property in Greeley, CO in June 2025 using FHA methods with down payment assistance.
