Out curiosity, where are my fellow Chicagoland investors sourcing deals? 

I recognize in service date and purchase date matter and agree he's not 100% eligible for bonus depreciation. 

Interest rate is 7% My original thoughts were partner with a fellow agent who is actively doing flips with a small crew doing 2-3 flips per year.
