File the eviction (unlawful detainer) immediately.Silence + non-payment + bad checks = you have solid grounds.

If there’s still no response, you’d move forward with an unlawful detainer (eviction) through the courts.Don’t wait.

We filed a 3 day notice to pay or quit and then filed an unlawful detainer for an eviction.

They have 30 days to vacate and if not we file whats called an unlawful detainer. 

If they don't move out after 30 days, take them to district court for eviction (Unlawful Detainer).

If the tenant doesn't pay or leave within that time, you can then file an unlawful detainer lawsuit.

The last other type is Forcible detainer.

For pay-or-quits consider email and mail only, not in-persons unless you're leaning towards opening unlawful detainer.
