@Abiy Tedla "desperate" people do desperate things - then use excuses to justify their actions.Surprised you haven't had to deal with the #1 excuse not to pay rent - phantom repairs & corresponding requests that have to be done before they'll pay rent. - We track EVERY phone call, text, vm, email, etc. and tenants still try to play this game with us.

If you're going to do one thing as a business owner:I recommend that you learn the tax code and take ownership over your strategy.Not having some foundational knowledge and an opinion on how to approach taxes as a business owner is a huge mistake.In my experience, every single business owner who says "I just let my CPA worry about it and I focus on my business" is doing a suboptimal job at tax planning.They are likely missing out on 10s or hundreds of thousands in saved dollars every year.Stop making excuses and get to work.Just a few months of part-time learning about taxes will pay you for the rest of your career.

That $250 to $500 renewal hike is real, and the justification that "rents are higher now" feels more like an excuse than a legit policy reason.As for the $12K in repairs—yeah, that's been happening more too.
