The last people with a pending offerbacked out because of commute issues.not sure if this is a legitimate excuse toback out of an offer submitted 

I keep getting a cycle of excuses – first, they tell me their vendors keep canceling, and then they say the tenant won't grant them access to the property.Honestly, I suspect the real issue is a combination of a difficult tenant and an ineffective property manager who doesn't have a reliable team of vendors.I'm Looking for Advice on Two Main Questions:Cleveland/Ohio Rent Escrow: Has anyone here had experience with the rent escrow process for housing violations in Cleveland, or Ohio in general?

Contacted tenant multiple times to rectify situation but kept getting excuses as of why they can not pay.

I'm still in communication with him but he keeps making excuses why he can't come (nothing to do with me) and every time he says he'll be there he doesn't show up.

That will be a VERY frustrating experience - the silly, inept excuses/explanations you will get.

I would absolutely blow a gasket and not accept the excuse of it being an "emergency" and the lack of text/call, then deciding to randomly upgrade the hw tank to a more expensive one (that's part of what bugs me too).

I have had candid discussions with the PM where I tell they need to improve their screening process because I not have these issues in other states and they excuse this by saying that bad tenants are unavoidable in the AL market (which seems like BS to me). 

On BBB (Better Business Bureau) an agent states he never got his commission.It is always some form of excuse with these people. 

Not knowing they owned the property isn't an excuse.
