Section 8 Tenant Screening App or Service

Zebediah Lessard
Posted

I'm just starting out - getting to the end of cosmetically upgrading my first property (SFH 4 bed, 1 bath) which I will be renting out Section 8. Does anyone have a company they recommend for screening tenants? I know lots of people warn against renting Section 8, but it makes sense for this property. Thanks!

Quote from @Drew Sygit:

We just had an applicant explain a recent eviction by stating they stopped paying because the landlord wouldn't treat their bedbugs. PROBLEM: it was a single family house, so how did the bedbugs enter? Also, if there was any truth to it, how did the court find for the landlord? When we asked for proof, the applicant replied that we were discriminating against them and threatened to sue. Get use to this threat also.

This reminds of a Classic Comment in my early years in PM. A S8 Tenant had gone to the news media complaining about cockroaches infesting their single family home, which they had lived in for about 3 years. It was freshly reno'd when they moved in, and well documented in photos. A News crew came to our office wanting a response. When questioned by them, the Principal Broker of our company, clearly and loudly proclaimed, "They're n Not MY Cockroaches!", which of course became the perfect Sound Bite for the newsfolks. We showed up in Court with the before pics, and subsequent annual pics which most recently had excessive rubbish and clutter throughout, and leftover food on the kitchen counter, all swarmed by cockroaches. Case dismissed.

When will the media understand there are SLUMTENANTS!
