I'm reading Brandon Turner's "The book on rental property investing" and I'm puzzled with the examples he gives because he uses rent prices that are around 1% or more of the price house and therefore, he obtains positive cashflow from month one.

So yes, the roof loan could factor in, but it’s just one piece of the puzzle.
