It also increases urgency and competition.2) ask the applicants many questions in person, take notes so you don't forget who they are (this is actually extremely important), and verify what you can against your notes.3) Important to know that tenants can indeed cover the remaining rent that their voucher doesn't cover.

I’m not doing deep comps yet, just making sure I’m not about to “model my way into” a thin deal.Then I look for any loud deal-killers that a spreadsheet won’t fix (bad pocket, major deferred-maintenance signals, insurance/tax landmines, chronic occupancy/collection issues).

Even worse, the newer workaround connections are extremely unreliable.The short version: If you are on Hospitable/Guesty or likely several other PMS systems, there is a very high probability that some of your VRBO bookings and/or messages will not sync properly, and you are at extreme risk for double bookings or missed messages.API connected PMS systems like Ownerrez and Hostaway should be unaffected.As you all should know by now, VRBO treats double bookings or missed check-in messages extremely punitively.
