The challenge is two fold, you basically need a higher rate, lower DP bridge loan to get you to 12 months stabilized, and then also want/need it to be no PG.

And with the lenders I work with that refi based on cashflow and not my (non existent) W2 income... the ability to grow my portfolio has increased 10 fold. 

RV sites, at least here in AZ, is seasonal so converting RV sites to permanent monthly income is two fold.

It will pay off 10 fold.3.

The big challenge with folding new construction into a BRRRR strategy is the appraisal and refi side.

We see it in a binary fold; you see the headwinds as the reason it goes to 0, I see the headwinds as opportunities to buy. 

My strategy is three-fold; 1) invest in my community 2) create legacy wealth 3) generate supplemental cash flow in retirement. 

One last concern is if the material will Scrunch up or create a fold or wave in front.
