Has anybody utilized "Tiny Home" features to maximize "efficiency" or "studio" units?

Murphy beds, wall mounted fold down tables/desks, multi-purpose furniture pieces (high/low coffee tables), space saving storage ideas, hidden TV's, combo washer/dryer units, there are a lot of innovative options these days. The problem used to be many of these items were poor quality, and just not durable enough for Tenant abuse, even in better properties. I'm wondering if anyone has found great value in specific products that would make the investment in them pencil out. 

I realize not every market could support these, but STR's in particular, or areas with generally higher rents, where you could attract a better quality Tenant with the right choice of upgrades and decor to a smaller unit.

What have you tried? What are your thoughts on the idea in general? Are there any specific products you have personally used at home or in a rental that you really found to be an excellent value?
