Good question, and this is one of those spots where consistency matters more than convenience.Short answer: we don’t accept third-party background checks as a substitute for our own process.

We then show the unit, answer general questions, and if they ask about the application process, I will give them an application and advise them of the process.

If the tenant introduces an animal, it is an unauthorized pet until it can get a legit ESA certification and go through my verification of valid ESA process which requires a minimum of 30 days per AB468.
