At least in Florida, all you need to get a real estate license is to be 18 years of age, have a high school degree or equivalency, a social security number, pass a background check (murders are not allowed, embezzlement is frowned upon as are sexual offenses against children and elders; most other offenses require 'extensive review'), and pass a licensing exam that prepares the newbie for nothing - and the pass rate is 46%.

They must also ensure there are no offensive odors emanating from their residence; and no disturbing of neighbors with nuisance barking or aggressive behavior.

Ace,I have said it for years and I still say it to this day as an investor you need to build a solid very well "Seasoned" group which includes a National Real Estate broker/Agent who works side by side an actual Mortgage Banker not a "Loan officer" no offense but its a middleman along with that a good GC and JV partner if you possible.

Youcan place "reasonable" restrictions on them, such asrequiring a current (or within 6 months) Veterinarian's health report; requiring spay/neuter toprevent aggressive behavior or commercial use; animal must be in acarrier or held when in confined spaces such as elevators andstairways, and leashed in common areas (unless this interferes withthe task the animal performs, such as a seeing eye dog); handler mustclean up after the animal in all common areas; handler must maintainsanitary conditions for the animal including no offensive odorsemanating from the residence; animal must not disturb neighbors withnuisance barking or aggressive behavior; and you can require annualupdates of both the "request for accommodation" letter andthe Vet report.
