It also has great access to both I-80 and Highway 49 running through it, making it easy to get to Sacramento and surrounding towns.From what I can tell, this area seems a bit overlooked compared to other parts of Northern California, which could mean good upside over time.Does this community look like a good entry-level investment?

There are several good rental areas closer to the highway 465 circle -- properties are built in the 1960s-1980s and easiser rehabs.Financing -- I just had an investor bring me a pre-approval for a DSCR loan at 7% - so yes, keep shopping.My team will do all the boots on the ground for you, but also will help to connect you with property managers, inspectors, contractors, etc., so that you have multiple eyes on a property to make sure that it is a good deal.Happy to have a conversation with you and discuss some of your other questions in detail.

Adding to what Caleb and Bo said, Section 8 with tenants already in place can actually work in your favor for BRRRR if you approach it right.The key things to verify before closing: get copies of the HAP contracts (Housing Assistance Payment) so you know exactly what the housing authority is paying vs tenant portion, check when the annual inspections were last done and what was flagged, and confirm there are no outstanding repairs the HA is requiring.
