It really is a nice little pad as I've come to like it myself with a lot of potential if someone wants to add on even more to landscaping and layout.

It’s great for long-term wealth, but not always the fastest launch pad. 

The best trips for commuters start late the first day and end early the last day, precluding the need for a crash pad: as a result more senior crew will "bid" and be awarded these trips, leaving newer crew line holders and reservists to the early starts and late finish times.

Also the majority of the owners we negotiate with are not professional real estate investors, so they often prefer discussing sales price in terms of "price per pad", as opposed to cap rates and GOI/NOI.

Has a list of people waiting to rent there and is getting $675 per unit. 2 years ago one of the tenants left the gas stove on with food cooking and it burned down the 3rd unit, due to insurance reasons he had to remove the building pad as well after demo.

In terms of functionality, we want video, audio and fob entry and possibly a key pad as well for delivery men, etc.  

If I am in Fla where I don't have mls access and I find a house I am interested in, I will open the zillow app, on my pad and drive the street looking at all the yellow (sold) houses, houses move along on the pad as you drive the street, its a fast and rather fun way to get you in the ball park.
