I've had a number of relationships like that and they all worked out much better for all parties because the Architect has a base understanding for what the client, in this case a REI, is looking for.As far as efficient creativity goes, like any profession, not all Architects have the same level of skill here.

Also I think in case purchasing the house hack is your primary objective for this year, I would consider the license as a means, not a new profession yet, go ahead if the time that you will spend on it will not slow down your savings, deal analysis, or execution and be very particular about how much you take on at the beginning.Good luck!
