As a Texas landlord or property manager, you can keep a tenant's security deposit in any account, including a separate savings account, as Texas law doesn't require a dedicated escrow or interest-bearing account.

Or I could wait pay down some more debt ,save more so that I could increase my buyer power. 

What we favor and teach is to find properties "off market" to save a ton of expenses, get a better deal and make it worth doing. 

I shadowed two of them to a job site and discovered who the subcontract with and now save lots of money.

That saves ~$90K (after-tax, about $70K), while keeping leasing off my plate.
